LoanMax will not assume the extra cost of a title search due to
"clearing" of estates (if a current owner has passed away and the
property has not gone through Probate Court) or in some cases the extra
cost of a special title search due to changes of title to a property due
to changing of boundary lines, clearing of estates, probations of wills, etc. ALSO
- if your property is what is considered "Registered Land" (this is very rare) -
there may be a small fee for the extra cost of the title search.
LoanMax also will pay for only ONE recording on properties where there are multiple
lots, or for properties that consist of both recorded and registered land where
multiple recordings and assignments are required. This will cost you
approximately $300 out of your pocket depending on property and registry
location. LoanMax will not pay for the cost of recording a subordination
agreement for a second lien on your property and you are also responsible for
any cost associated with obtaining that subordination the second lien lender may
charge you.
Properties requiring a re-inspection by the appraiser (new construction,
etc.) ADD $100.00
Real Estate taxes
and Home Owner's Insurance will be collected as part of your monthly payment at
the rates shown above. IF you have 20% equity or a 20% down payment and wish to
pay these items on your own (not part of your payment to the lender) - please
add 1/8 % to the rate shown above OR you must pay the escrow waiver fee which is
1/4 point (.25% of your loan amount) paid to the lender at the closing.
IN ALL CASES, the cost of the appraisal and
credit report ($295 single family/condo, $495 multi-family) will be collected
UP-FRONT. $295 will be credited back to you at the closing
of your loan
